Port OR LLC Announces Plans to Redevelop Retired Steel Foundry in Portland, Oregon

 

 

Portland, OR – Port OR LLC, an affiliated company of Commercial Development Company, Inc., is pleased to announce plans to redevelop a 49-acre retired steel foundry located 5 miles from the Port of Portland, in Portland, Oregon. The property was acquired by Port OR LLC from Heron Leasing Company and Columbia Steel Casting Co., Inc. (Columbia Steel), who closed the facility in August 2022.

The foundry operated for 120 years and produced cast steel wear parts on the 49-acre industrial site, spanning 15 buildings. Port OR LLC will now take steps to redevelop the property, beginning with demolition of most of the legacy buildings. However, Port OR LLC will retain 6 well-maintained warehouses and office buildings.

Proximity to international shipping and logistics hubs was a primary driver in the decision to acquire the property. The industrial property is located 5 miles from the Port of Portland, 8 miles from the Port of Vancouver, and 6 miles from Portland International Airport (PDX). Additionally, the site is located 3 miles from interstate I-5. The property has an on-site rail spur serviced by Union Pacific Rail Road, a 17-megawatt substation, and other attributes Port OR LLC believes will enhance redevelopment potential.

The 6 warehouses onsite are well-maintained and ready to be occupied by new tenants. The buildings have ceiling heights from 14-ft to 38-ft, numerous bridge cranes up to 17.5 tons, and represent 154,000 SF of available space (8,000 SF to 64,000 SF). The 49-acre site also has many available areas for industrial outdoor storage. The remainder of the site will undergo a comprehensive redevelopment process managed by CDC. Redevelopment will begin with the demolition of legacy manufacturing buildings and removal of obsolete infrastructure. Environmental remediation and monitoring will occur throughout the process. The property is zoned Prime Industrial (IG2k).
