Acquisition of industrial sites throughout North America is a primary pursuit of CDC. While CDC evaluates sites of various size, it prefers to target facilities possessing at least 250,000 square feet under roof.
As with all development firms primary markets are desired, however, CDC has proven itself successful in secondary and tertiary markets such as, Evansville, IN, Danville, IL, Frankenmuth, MI, Sioux City, IA and Greensboro, NC just to name a few.
Approximately 90% of the sites that CDC acquires possess unique environmental challenges. Working in close concert with State and Federal agencies, CDC has demonstrated success at indemnifying the seller, obtaining environmental closure and reclaiming obstructed value from impaired properties. These unparalleled capabilities have made CDC a preferred buyer of distressed properties from many Fortune 500 firms. Companies CDC has purchased property from include General Motors, Caterpillar, Kraft General Foods, Textron, G. Heileman Brewing Co., Armco Steel, Millennium Chemical as well as others.
CDC's risk/reward ratios are higher than that of standard redevelopment firms allowing its search parameters to include properties possessing little or no cash flow, requiring major repair, demolition, rezoning and a multitude of other impairments.
